We have meticulously developed and honed a business model that is focused on providing direct real estate ownership opportunities in the ultra-prime submarkets of the Westside region of Los Angeles. The imbalance of limited supply and growing demand continues to drive the value of Los Angeles' real estate market, highlighting an attractive investment opportunity. Given the region's prominent location surrounded by mountains and oceans most of the land in these high-profile neighborhoods is completely developed. Since there is no vacant land given the decades of development, existing real estate assets are extremely valuable. Coupled with strict zoning codes and land use constraints, there is consistent upward pressure on real estate values as this limited supply cannot serve the ever-increasing demand.


We buy when others need to sell.
We target real estate assets that are off-market and arise from special situations and event driven scenarios where owners need to sell. These opportunities traditionally result from bankruptcy, death, divorce, partnership disputes, or similar distressed dealings. The illiquid nature of real estate lends itself to price discounts when there is an immediate cash need.
We capitalize on these opportunities to purchase with excellent terms, sourcing deals through our longstanding relationships in the marketplace. Without asset type constraints, we can seize a wide variety of opportunities. We specialize in prized properties that have been held by owners for an extended period and may require upgrades to restore the building. This often raises the income streams and helps to add value to the neighborhood. If a property is not worth more than our perceived value on the day we acquire it, then it's not the right deal for us.

We underwrite all of our investments for multiple exit strategies. We seek alternative options to minimize downside risk and maximize the opportunity to profit. With experience in various types of real estate projects, there's no idea too challenging for our team to execute. Our offerings are structured as portfolios, and each investment property we acquire is professionally assessed to maximize passive losses (including non-cash depreciation and amortization). This allows us to offset income from one real estate investment with passive losses from another within the same managed portfolio.
With our programmatic series of offerings, we are able to maximize tax benefits for investors by consistently generating passive losses through new acquisitions. Ongoing portfolio participation is the ideal way for investors to maintain the tax-deferred nature of their distributions.
